We own and build every home in our developments ourselves. That means buyers aren't choosing from scattered lots with different builders and inconsistent quality - they're investing in a cohesive community where every home meets the same standard. We've been doing this for over 35 years, and we're involved in every step from land acquisition and engineering through design, construction, and delivery.

Our developments and custom projects are focused in and around Traverse City, Michigan - including Old Mission Peninsula, East Bay Township, Long Lake Township, Garfield Township and the greater Grand Traverse region. We select every site carefully for its setting, accessibility, and long-term value.

Our spec homes are delivered move-in ready with premium finishes throughout - hardwood floors, custom cabinetry, hard surface countertops, quality appliances, and professionally designed lighting and fixtures. Landscaping, driveways, and all infrastructure are included. Each home is designed and finished to a standard we're proud to put our name on. Specific inclusions vary by development and home, so reach out to our sales team for details on any listing.

In some cases, yes. If a home is early enough in the build process, there may be opportunities to select certain finishes like flooring, countertops, paint colors, or fixtures. Once construction reaches a certain stage, changes become more limited. Contact us as early as possible if you're interested in a home that's underway - the sooner we talk, the more flexibility we can offer. Keep in mind, all of our homes have a complete set of designer-selected finished prior to starting construction. Make sure you review what we have selected before inquiring about particular preferences - hopefully we are already aligned!

For our spec homes within an O'Grady development, the timeline depends on where the home is in the construction process when you purchase. Some homes are move-in ready, while others may be several months from completion. For custom homes that have not started, expect approximately 12–18 months from the completion of the planning phase through move-in, depending on the scope of the project and permitting timelines.
